Springwell Gardens Construction Update - July 2023

Good progress on site has been made in the reporting period and the project remains on track for a completion 4Q23.

The brickwork façade is nearing completion, the only element to finish is the brickwork to the hoist units which is imminent.

All windows and external doors have now been installed including those at ground level.

Mast climbers have been stripped to the majority of the elevations which has allowed the external works to commence along Whitehall Road and Springwell Road.

Snagging and quality control has been completed in Block B and units have been offered up for inspection on Levels 1 & 9 in Block A.

We will shortly be writing out to purchasers as we near completion of this prestigious development.

Good progress on site has been made in the reporting period and the project remains on track for a completion 4Q23.

The concrete frame and communal podium deck have now been completed and the tower crane dismantled. The scaffolding to Block B has now been dismantled and has begun to be stripped for Block A following completion of the envelope and snagging.

The façade continues as pace and is making good progress on Block A. Most of the weather defence board has now been installed which allows for the brickwork to follow behind with good momentum. Around 90% of windows and external doors have now been installed and brickwork is up to level 7. As the scaffolding is dropped to the south elevation of Block A the mast climbers will follow suit following the façade completion.

Block B is now watertight is allowing the internals to progress significantly. Snagging and final quality control has commenced in Block B with internal communal elements following shortly behind.

Internally in block A all party walls have now been erected up to and including level 9, with internal walls following quickly behind up to level 7. 1st Fix M&E has commenced in Block A and will continue up the building as more floors become available.

Activities & Trades due to commence within the next reporting period.

  • Complete removal of all scaffolding
  • Completion of Brickwork to Level 10
  • Commencement of all 1st fix elements on all remaining levels
  • Dismantle of hoist and replacement with smaller hoist
  • Installation of Ground Floor Curtain Walling
  • Removal of external site compound
  • Commencement of external works

Springwell Gardens Construction Update - October 2022

Good progress on site has been made in the reporting period and the project remains on track for a completion 4Q23.

We are fast approaching the completion of the concrete frame, at which point we will see the dismantle of the tower crane. We expect this to be dismantled before Christmas. The concrete podium that will site the communal gardens at first floor level has also been completed.

The façade continues up the building and weather boards have been installed up to and including level 6 on Block A, this makes the internals significantly water tight and allows the internal fit out trades to follow in sequence. Windows have been delivered and installed to the same height. Brickwork will follow using the mast climbers that have been installed to the building’s façade.

Block B is now water tight (other than for access provisions) which is allowing the internals to progress significantly. 2nd fix elements have commenced on the 1st floor apartments and will follow through in sequence. The reporting period will see the scaffolding surrounding block B be dropped.

Internally in block A all party walls have now been erected up to and including level 4, with internal walls following quickly behind up to level 3. 1st Fix M&E has commenced in Block A and will continue up the building as more floors become available.

Activities & Trades due to commence within the next reporting period;

  1. Completion of Concrete Frame
  2. Dismantle of Tower Crane
  3. Completion of Brickwork to Block B
  4. Continuation of Block A internals
  5. Completion of a small cluster of apartments to Block B for snagging.

Within the period we have also nearing the completion of the first unit being the ‘benchmark unit’ which is used to ensure the high standards and quality is maintained throughout the delivery of the remaining units. We will issue a further update in due course to demonstrate the exceptionally high standards to which this development is being built.

Good progress on site has been made and remains on track for a completion date 4Q23.

The concrete frame has continued at good pace and is now off the critical path on the programme. Envelope trades have commenced onsite, starting with the SFS external walls on Block B. Weather boards can be seen on the external facades which provides a significant level of protection from the weather which will allow the internal trades to commence. Access provisions in the form of scaffolding have begun to be erected on Block B to facilitate the completion of the external envelope. First delivery of windows are due on site shortly for installation, external brickwork is also due to commence shortly.

GF Masonry trades have commenced in block A as well as dry lining to Block B. Mechanical & Electrical trades have commenced with their containment in Block B.

  5. M&E First Fix elements

Springwell Gardens Construction Update – March 2022

Good progress on site has been made and remains on track for a completion date 4Q23.

All pile foundations have been completed. Ground beams excavated and poured and the concrete frame has commenced. Sequencing on site means that works commence with block B and work towards the northern end of the development. The core in Block B has been completed, the smaller of the cores in block A has commenced and has been poured up to floor 5. Reinforcement and formwork is being erected to the northern core in Block A. The ground floor concrete slab has been poured to around 70% of the development, with columns and first floor being poured to around 20% of the blocks. In addition to the concrete frame being progressed significantly in the period, all peripheral drainage has been installed and completed along with the permanent site set up.

Looking ahead and over the coming period the focus is on progressing the frame further to facilitate follow on trades commencing on site. During the next reporting period it is anticipated that the following trades will commence their works on site;

1. Structural Framing System (SFS) / External Walls
2. Scaffolding
3. Brickwork
4. Mechanical & Electrical Installations

Works on site remain on programme and will generate ever increase pace of works once the frame has progressed enough to allow follow on trades to commence on site in vacant areas of the development. Average site operative numbers are around 60 on a daily basis and expect this number to grow significantly in the next reporting period.
