Sky Gardens Construction

The Mill – March 2026

  • The envelope of the West Mill is close to completion. Scaffolding has been struck, allowing remaining areas to be accessed.
  • Window installation is well progressed with GF remaining on the west mill.
  • West mill roof is now water tight, and awaiting the link reconstruction before it can be fully completed.
  • Link and core area of the east mill has been fully demolished, which has allowed the final foundation/underpinning work to be undertaken.
  • East mill roof trusses requiring repair have been removed and repaired offsite.
  • The steelwork has been delivered to site, with installation ongoing in both mills.
  • Once the floor steelwork installation is complete, this will allow the external walls of the east mill and link to be rebuilt, with roof trusses lifted back into position shortly after.
  • We are currently on programme to start fit out works in the east mill towards the end of April.

Sky Gardens – March 2026

A successful few months on Sky Gardens:

  • Windows and weatherproofing are complete to level 29.
  • Brickslips and stone cladding is installed to level 19.
  • Mastclimbers are being installed to the set back elevations on lvl 30-34. To facilitate the Curtain walling for these floors to be started before the end of the month.
  • Roofing is underway and will be complete end of the month.
  • 1st fix internal partitions complete to L23 & 1st Fix M&E works are currently complete to Level 22.
  • 2nd fix and plastering and finishing trades are ongoing at multiple levels.
  • Power is on up to level 10 to facilitate the decorating trades and snagging process prior to floor lockdowns.
  • Lifts are substantially complete with final landing doors being installed.

The Mill Update – November 2025

The Project is now at the midway point and in an extremely strong position with progress on site mirroring that of where the project needs to be for successful handover

  • Windows and roofing works continue to be the critical path on the project
  • The roofing team started on Monday 3.11.25 and the west mill was watertight by 7.11.25
  • Windows for the west mill are due for delivery to site with staggered deliveries arriving from w/c 10.11.25
  • Henley are still on track to have areas of scaffolding being struck before the Christmas break which is a clear target for all involved
  • All works to façade are complete with final areas of pointing being wrapped and by 7.11.25. All fascia boards are installed at roof level to West & East
  • The East Mill works are now progressing well
  • North Gable has been dismantled ready for the rebuild works
  • The team have now started internal demolition works
  • Plans are in place for the installation of circa 15 tonnes worth of steelwork to be installed into the east mill which will be timed to go in once all areas are demolished

Sky Gardens Update – November 2025

  • We are pleased to confirm that the concrete frame works are now 100% complete with all safety screens & other equipment cleared from site
  • Windows are installed to Level 28 & YWall installed to Level 29 and weatherproofing complete to Level 22 – we have now double stacked the mast climbers with current focus on wrapping the envelope and getting weathertight to Level 29 as soon as possible
  • 1st fix internal partitions complete to L19 & 1st Fix M&E works are currently complete to Level 17 and ongoing to L18 & L19
  • 2nd fix internal partitions complete to L15 & plastering are currently complete to Level 11 and ongoing to L12 & L13
  • Kitchen installation has progressed up to Level 10 and ongoing to L11
  • Bathroom tiling is complete to Level 12
  • The Substation is Live
  • Yorkshire Water connection has been made

The Mill Update – September 2025

Month of August has been another extremely productive month for the team at site level especially on the façade works to west mill

  • The façade works the team are progressing well, with East elevation now the primary zone to be closed out in terms of rake out, repoint, structural works and brick infills
  • A major success for the month was successful acoustic testing of the 2no sample windows this was followed by joint sign off from the architectural and conservation officer
  • The 37no window type 1 have now been approved and into manufacture, circa 5 weeks to site
  • The Benchmark area to WEST – WEST is signed off by all parties and this standard will be set throughout the scheme, this area is ready for windows once installed the scaffold to this area will be ready to be dismantled
  • At roof level the team are continuing with install of structural steel work (110 new purlins, brackets, and end repairs)
  • Joinery team are starting work on the 2no flat roofs and installation of the sarking board and rafters to the pitched roof from Monday 1.9.25
  • The East mill will have scaffold works complete for next week to then allow the asbestos roof strip works to be complete w/c 8.9.25
  • Internally to the west mill Henleys have commenced with the cold wash to all internal walls in so removing flaking paint to reveal condition of the internal masonry for further review from all parties

Sky Gardens Update – September 2025

Another productive month at Sky Gardens

  • The concrete frame remains on programme and is complete to Level 30
  • Windows and weatherproofing is now complete to Level 23 and in progress on Levels 24 and 25
  • The first fix internal partition walls are complete up to Level 16
  • First fix plumbing, electrical and ventilation is complete on Levels 2 to 14 an in progress on Levels 15 and 1
  • We have now 2nd Fixed the internal walls up to Level 12 and plastering is complete up to Level 11
  • The kitchen installation has progressed up to Level 10 and the bathroom tiling is complete to Level 9
  • Baths and shower trays have continued up to Level 11 and installation of the final sanitaryware and lighting and power accessories are being installed on the first few floors
  • The floor finishes have continued to progress well up to Level 11 and joinery is in progress on Level 7 with final decoration following closely behind
  • The envelope carrier systems has progressed well in the period bracketry, insulation and cavity fire protection to all elevations. Independent 3rd Party Inspections continue with positive feedback in the installation
  • The rainscreen cladding is beginning to take shape with Aluminium, Stone and brick cladding being installed across levels 2 to 7

The Mill Update – August 2025

  • The team has seen great progress across the west mill façade, rake out, pointing, brick infill and cill replacement works are being closed out throughout the elevations
  • The Southwest elevation is being used as the benchmark location, ready for conservation officer to witness/sign off on the standards set on the 12/8/25
  • Roofing works are to start commencing 11/8/25 starting with purlin replacements, end repairs and a new steel truss install, roof cowls have been removed and are going to be remade in PPC Aluminium
  • East Mill asbestos roof strip is underway with 50% of the roof to be stripped by 5.8.25 (including the link)
  • Great result for team in terms of the party wall agreement now being granted, this now allows Henley to complete all scaffolding works and commence with all follow-on works including the strip of the remainder of the roof
  • All sandblasting works to the façades of both mills are now complete
  • In terms of demolition works, GF walls bar 1no are removed ( west mill), FF all walls removed bar 2no structural walls near the boiler room, second floor large wall which was up to the apex is now demolished
  • All redundant windows to SF are removed, FF all redundant windows removed up to the link working from the north gable, GF all redundant windows removed
  • Key milestones now for the project team to hit are the install of the 2no samples ready for acoustic testing, all being well this will be followed by installation of all 38no windows to west elevation and the commencement of the roofing works with aim of the getting the west mill watertight for the months end

The project continues to make positive progress

  • The concrete frame remains on programme and is complete to Level 28
  • Windows and weatherproofing are now complete to Level 19 and in progress on Levels 20 and 21
  • The internal partition walls are complete up to Level 14
  • First fix plumbing, electrical and ventilation is complete on Levels 2 to 12 an in progress on Levels 13 and 14
  • We have now 2nd Fixed the internal walls up to Level 11 and plastering is complete up to Level 10
  • The kitchen installation has progressed up to Level 7 and the bathroom tiling is complete to Level 6
  • Baths and shower trays have continued up to Level 8 and installation of the final sanitaryware and lighting and power accessories are being installed on the first few floors
  • The floor finishes have continued to progress well, and joinery is now in full flow with final decoration following closely behind
  • The envelope carrier systems have progressed well in the period bracketry, insulation and cavity fire protection to all elevations. Independent 3rd Party Inspections continue with positive feedback in the installation
  • The first elements of the final envelope treatment have been installed so the façade is beginning to take shape.

Next month will see further progression on all elements on the internals. To the building envelope the external façade treatment of masonry, stone and feature metal cladding will continue to all elevations.

 The project remains on track for completion Summer 2026

Sky Gardens Construction Update – July 2025

The project continues to make positive progress

  • The concrete frame remains on track with 10 more slabs to go
  • Windows and weatherproofing is now complete to Level 17 and in progress on Levels 18 to 19
  • The internal partition walls are complete up to Level 12
  • First fix plumbing, electrical and ventilation is complete on Levels 2 to 10 an in progress on Levels 11
  • We have now 2nd Fixed the internal walls up to Level 8 and plastering is complete up to Level 7
  • The first kitchens have been installed Levels 2 to 5 and start on Level 6 this week
  • We have also started installing the first baths and shower trays and commenced the tiling to Level 4
  • The floor finishes have also commenced in the period along with the joinery so the first apartments are getting to their finishing stage
  • The envelope carrier systems has progressed well in the period bracketry, insulation and cavity fire protection to all elevations. Independent 3rd Party Inspections have been carried out on the installation to ensure compliance.

Next month will see further progression on all elements on the internals. To the building envelope the external façade treatment of masonry, stone and feature metal cladding will begin to take shape.

The Mill Construction Update – July 2025

  • Significant progress has been made on the Midland Mills project during June 2025, with major milestones including the safe and complete removal of the asbestos roof from the West Mill and the commencement of steel truss strengthening
  • Façade restoration is progressing well with cleaning, pointing, and structural repairs, while demolition continues internally
  • Planning approvals have been secured for several key materials, but critical information remains outstanding regarding solar installations, wall retention etc.
  • All design challenges that remain are being resolved as and when they arise as expected on a project of this nature.

Sky Gardens Construction Update – June 2025

The project continues to make positive progress

  • The concrete frame is complete to Level 23, 1 day ahead of programme.
  • Windows and weatherproofing is now complete to Level 16 and in progress on Levels 17 to 18.
  • The internal partition walls are complete up to Level 10.
  • First fix plumbing, electrical and ventilation is complete on Levels 2 to 8 an in progress on Levels 9 & 10 . We have now 2nd Fixed the internal walls up to Level 5 and plastering is complete up to Level 4.
  • The first kitchens have been installed to Level 2 and start on Level 3 this week.
  • We have also started installing the first baths and shower trays and commenced the tiling to Level 2.
  • To the ground floor the sprinkler and portable water tanks have been installed and are currently being tested.
  • The envelope carrier systems has commenced with bracketry, insulation and cavity fire protection to all elevations.

Next month will see further progression on all elements with new activities being installation of joinery and floor finishes. To the building envelope the external façade treatment of masonry, stone and feature metal cladding will begin to take shape.

The Mill Construction Update – June 2025

Substantial progress has been made on the Midland Mills project during May 2025. Site operations are underway and advancing on schedule.

Henley Restoration has mobilised effectively, initiating essential works on-site.

Key activities include:

  • Temporary electrics and water supplies have been installed
  • Site setup completed
  • Completion of scaffolding on accessible elevations of the West Mill
  • Internal birdcage scaffold erected for asbestos roof strip
  • Removal of defective brickwork and initiation of replacement works
  • Preparatory works for window and cill replacements

 

Sky Gardens Construction Update – November 2024

The Main Contractor began construction of the above concrete frame in the summer, and this has continued at pace. The slip form of the core has reached level 24, and the floor slabs and columns have been cast up to level 7. In addition, the drainage has been completed, and work on the external substation has begun.

Looking ahead and over the coming period the focus is on progressing the concrete frame superstructure, with completion of the slip form core planned prior to Christmas. Works on site remain on programme and will see additional trades start on the project in the new year.

Sky Gardens Construction Update – May 2024

The Main Contractor began on site at the beginning of the year. Since then all pile foundations have been completed. The formwork and reinforcement for the Tower pilecap (which also forms the Ground Floor) has been installed, and concrete is being poured in stages, and due to be complete end of the month. The reinforcement for the start of the concrete frame superstructure has been cast in at the same time. In addition, the tower crane base has been installed; peripheral drainage installation has begun, and the permanent site set up has been erected.

Looking ahead and over the coming period the focus is on erection of the tower crane and progressing the concrete frame superstructure. Works on site remain on programme and will generate an ever-increasing pace of works once the frame has progressed enough to allow follow on trades to commence on site.
